Our Event Space

Om Space Sdn. Bhd. (“OM SPACE”) is delightful to provide a range of spaces for rental for the certified practitioner(s), speaker(s) and/or any of its customer(s) (“the Tenant”) to conduct any private practice, training courses, talks and/or any seminars. The details of the Tenant is provided in the Seminar Room Rental Registration Form (as hereinbelow defined) and the booking details of the Space is provided in the Seminar Room Booking Form (as hereinbelow defined) .

1. SPACE FOR RENT
1.1. In OM SPACE, the space that are available for rent are as follows (“the Space”):-

a) Seminar rooms; and
b) Consultation Rooms

1.2. Day and time available for the Space to be rented:-
a) The Space is available for rental from 9.00 am to 10.00pm, Monday to Sunday subject to the advance booking and the availability of the Space.

1.3. The Tenant shall fill in the necessary details as required in the Seminar Room Rental Registration Form provided by OM SPACE which may be accessible at “OM SPACE –(omspace2u.com)” (“Official Website”). The duly fill in Seminar Room Rental Registration Form shall be submitted to OM SPACE in the manners or means to be decided by OM SPACE and the same shall be annexed as Annexure A.

2. SPACE RENTAL RATES
2.1. The Tenant shall refer to OM SPACE or its official website “OM SPACE –(omspace2u.com)” (“Official Website”) for the rental rate (“Rental Rate”) and details for the Space.

3. BOOKING POLICY
3.1. The Tenant shall make at least One (1) week booking in advance subject to the availability of the Space via telephone/e-mail/walk-in/OM SPACE’s online system (as may be determined by OM SPACE in its sole discretion) by filling in the necessary details as required in the Seminar Room Booking Form provided by OM SPACE which may be accessible at www.omspace2u.com. The duly fill in Seminar Room Booking Form shall be submitted to OM SPACE in the manners or means to be decided by OM SPACE and the same shall be annexed as Annexure B.

3.2 Full payment of rental fee in respect of the Space is required upon confirmation by OM SPACE on the availability of the Space. For the avoidance of the doubt, the Space booking shall be based on first come first serve basis, as such full payment is required to secure the Space, failing which OM SPACE has the right to accept any other booking made by the other party. If the booking is made via telephone or e-mail, the Tenant shall make payment via online transfer and/or any other means of payment provided by OM SPACE.

3.3. The Tenant acknowledges and irrevocably agrees that the Tenant shall notify OM SPACE by giving at least seven (7) days’ notice in advance should the Tenant desires to reschedule the dates for Space rented. OM SPACE does not allow and/or accept any reschedule made less than seven (7) days prior to the date of Space rented and the Rental Fee paid by the Tenant is STRICTLY NON-REFUNDABLE should the Tenant fails to comply with any terms and conditions of this Agreement.

3.4. The Tenant shall refer to the Return and Refund Policy for the Space Rental at https://www.omspace2u.com/policy/return-and-refund-policy/ (“Return and Refund Policy”).

4. THE PARTIES UNDERTAKING
4.1. OM SPACE undertakes to:-
a) provide a clean and safe environment and space for the Tenant to organize the events and/or activities allowed by laws;

b) notify the Tenant of any correspondences belong to the Tenant received by OM SPACE and shall keep them safe and confidential for the Tenant collection;

c) issue at least twenty-four (24) hours’ notice in the event of closure of the building;

d) issue at least one (1) week notice to the Tenant if the Space is no longer intended to be used for rental purposes;

e) deal and/or concern and/or tackle any complaints and/or grievances from the Tenant regarding the unpleasant experience during the period of rental; and

f) permit the Tenant to quietly enjoy the Space during the period of the rental without any interruption and/or disturbance from OM SPACE and/or its authorised representatives.

4.2. The Tenant undertakes to:-
a) handle the furniture and fittings and any items provided at the Space with care and to leave the Space in clean and tidy condition to be used for the next Tenant, failing which OM SPACE may in its sole discretion imposes a cleaning charges to the Tenant or claim compensation fee from the Tenant if any items (including furniture and fittings) on the Space is found damaged and/or missing;

b) to pay for additional hour fee in accordance with the fee/price list as provided on the website of OM SPACE should the Tenant and/or its clients occupy the Space exceeding the hours rented for the Space;

c) avoid bringing and/or consuming any food at the Space, unless otherwise permitted by OM SPACE. However, drinks are allowed at the Space;

d) handle its own administration including but not limited to the registration of the clients, the collection of the fees and etc;

e) fully responsible for the safety of the Tenant and its clients’ personal belongings. OM SPACE shall not be liable for any damage or loss of the personal belongings on the Space;

f) indemnify OM SPACE from any liabilities, loss and/or damage arising from the Tenant’s events and/or activities at the Space;

g) ensure the Tenant and its clients to speak in a gentle and soft manner to preserve the quiet environment of the Space;

h) operate any activities according to the rules and regulations provided by OM SPACE. Should the Tenant operate any illegal business and/or activities, OM SPACE has the right to forthwith evict the Tenant from the Space.

5. BREACH OF THIS AGREEMENT
5.1. OM SPACE has the right to evict the Tenant and/or its clients and this Agreement shall be forthwith terminated upon any breach of clause 4.2 above.

5.2. In the event of occurrence of clause 5.1 above, the Tenant shall not be entitled to any refund of any rental payment made and OM SPACE shall be indemnified from any request of refund from the Tenant’s clients.

5.3. If it is in the OM SPACE’s opinion that the Tenant’s breach is intolerable or non-rectifiable, OM SPACE shall have the absolute discretion to ban, blacklist and/or refrain the Tenant from making any further booking and/or reservation for the Space.

6. TIME IS OF THE ESSENCE
6.1. Time whenever mentioned in this Agreement shall be of the essence of this Agreement.

7. FORCE MAJEURE
7.1. In the event that the Space and/or the building or any part thereof shall at any time during the rental period and/or when the booking has been made and paid by the Tenant, be destroyed or damaged by fire, lightning, riot civil commotion, tempest or other unforeseen cause so as to become unfit for occupation and use, OM SPACE shall give at least seven (7) days’ notice to the Tenant and upon the expiry of the said notice, this Agreement shall absolute determine and no further can be initiated by either party.

7.2. The Tenant shall not make any claim and/or request for refund from OM SPACE and shall indemnify OM SPACE from any claim and/or refund upon occurrence of clause 7.1.

8. AMENDMENT
8.1. OM SPACE reserves the rights to change, modify, amend and/or alter any terms and conditions herein any time without giving prior notice to the Tenant.

The Tenant further acknowledges and irrevocably agrees that the Tenant have duly read and understand this Agreement and the consequences by accepting the same and agree to be bound by the terms herein and the Return and Refund Policy.
